Redmond, King County
A chimney inspection in Redmond is $99 plus tax per chimney. We look at the firebox, the flue with a camera, the crown, the cap and the flashing, and you keep a photo report. Should a repair follow and you sign off on its written price, we subtract the $99 from it.

Only about 36.3% of Redmond's housing units are single-family detached houses, per the Census, and close to a quarter of all units went up between 1960 and 1979. In practice an inspection here covers very different things from one address to the next: a brick stack from the annexation years, a newer factory-built unit, a gas appliance vent. We identify what you have first and inspect it against its own rules.
Redmond had 573 residents in 1950 and 11,020 in 1970. The city's own history page links that jump to the Evergreen Point floating bridge, finished in 1963, which set off residential building. The 2005 historic survey says the town kept a largely rural character until the early 1960s.
For an inspector, that history is a calendar. A chimney from the first wave has decades of rain and fires behind it and may carry an insert or a liner added later by a previous owner. The camera is how we find out which, since the public record does not say what kind of flue any given neighborhood has.
Every chimney inspection we do in Redmond includes:
Smoke coming back into the room, or a smell that won't go? Book the inspection first.
Book nowThe city's hazard annex describes wind tunnels formed by Redmond's hills and valley, and it singles out Rose Hill and Education Hill as the two areas where a severe storm tends to hit hardest. Add a wet season WeatherSpark puts at about 6.8 months, and the parts we check hardest are the ones at the top: cap, crown, upper courses of brick and the flashing line.
According to the city's hazard annex, Redmond lies close to two fault zones, would feel a Cascadia Subduction Zone event, and rests on liquefaction-prone ground, which the annex says worsens the damage from shaking.
FEMA's advisory on earthquake-damaged chimneys calls masonry chimneys in wood-frame houses extremely vulnerable, the older unreinforced ones with worn mortar most of all. During an inspection we look for the signs that follow: stepped cracks, a gap opening between stack and siding, a crown that has broken loose, flue tiles out of line on camera.
We open the damper, light the firebox with a work lamp and read the back wall, the joints and the lintel.
A camera on rods travels the flue and records the liner, tile by tile or section by section.
Where the pitch allows safe access, our hands go over the cap, the crown, the upper brick courses and the flashing.
Attic or crawl space, when accessible, shows staining and the distance between the chimney and the framing.
Photos, a plain description of each finding, and a written price for anything that needs doing.

Since March 15, 2024, the City of Redmond enforces the 2021 International Residential Code along with the 2021 mechanical, fuel gas and fire codes. That is the yardstick for anything newly installed.
Two of its chimney rules are easy to verify from the roof. Measured at the highest spot where the stack exits the roof, 3 feet of chimney is the minimum; and anything belonging to the building that sits closer than 10 feet must be topped by 2 feet. On masonry, the code also expects a sloping top slab, whether stone, metal or concrete, whose edge lets water drip clear. Our report notes where an older chimney falls short of either.
Redmond is a city of a little over 17 square miles around the northern tip of Lake Sammamish, on the Sammamish River, with homes with a median build year of 1993, close to a quarter of them built in the 1960s and 1970s. We work every part of it — Education Hill, Grass Lawn, Idylwood, North Redmond, Overlake included.

Yes. The Chimney Safety Institute of America quotes NFPA 211: chimneys, fireplaces and vents are to be inspected at least annually for soundness, deposits and correct clearances. The State Fire Marshal gives the same yearly advice.
Yes. About 38.3% of occupied Redmond homes heat with utility gas according to the Census, and a gas unit has its own venting, glass and burner to check.
It tells you what is visible: cracks, leaning, loose crown, missing straps where they can be seen. It cannot certify hidden reinforcing inside the masonry, and we say so in the report.
