Sammamish, King County
Most Sammamish houses are old enough for their first serious chimney problems and young enough that nobody has looked yet. The census dates 53.6% of the city's housing to the 1980s and 1990s, with a median build year of 1994. A fireplace from that era has now been through thirty-odd wet seasons. Our examination is $99 plus tax, charged chimney by chimney. If the written quote that comes next gets your signature, that repair is billed $99 lighter.

The census records a construction decade and nothing about the fireplace, so the first job on site is to identify what you actually have: a masonry chimney with clay tiles, or a factory-built fireplace and metal chimney inside a framed chase. The difference decides everything after it. Washington's 2021 residential code wants every factory-built fireplace listed and labeled, and put in exactly as its listing describes, which means parts cannot be swapped freely. We read the data plate before we recommend anything.
According to Sammamish's hazard mitigation annex, stronger storms and high winds arrive most often in late autumn, winter and early spring, and the dense tree cover means toppled trees and fallen limbs are common when they do. An inspection after that season checks for a bent cap, a cracked crown and flashing lifted by an impact.
Moss is the slower problem. WSU Extension's demossing manual ties it to surfaces that stay wet for extended periods and lists removing shade-creating branches among the controls. We note where moss sits on the crown and shoulders, because that marks where water is held.
Every chimney inspection we do in Sammamish includes:
Smoke coming back into the room, or a smell that won't go? Book the inspection first.
Book nowOn the plateau the roof end of the chimney takes the abuse. The city's hazard annex says snow piles up deeper here than in neighboring communities because of altitude, and that winter storms bring down limbs across town. So we spend real time at the top: crown or chase cover, cap, flashing, and any sign that something heavy landed on it. Inside, the camera looks for cracked tiles, open joints and gaps in metal liner sections. The annex also ranks earthquake as the city's greatest threat while noting that most homes were built to recent structural codes.
Ten minutes of questions first: what you burn, how often, what you have noticed. It tells us where to look hardest.
Firebox, damper and smoke chamber by hand and light, then the camera through the flue to the top.
Crown or chase cover, cap, flashing and the masonry or siding around the chimney, photographed from every side.
The report separates what is sound, what to watch and what needs repair, each with its photo. Any quote is itemized.
The annex describes steep forested slopes and numerous places where neighborhoods meet urban forest, and it states that wildfire risk on this side of the Cascades, historically low, is rising with drought and stressed trees. For a chimney, the relevant parts are the cap screen and the flue's condition, so both are on the report with photos.
Smoke season is the other half. For smoke episodes, the Puget Sound Clean Air Agency's guidance includes closing off one room as a clean room. We check that the damper closes fully, since an open or warped damper is a direct path from the chimney top into the room.

No. NFPA 211, as the Chimney Safety Institute of America quotes it, wants chimneys, fireplaces and vents looked at once a year, whatever their age. Sealants, chase covers and caps from the 1990s are at the point where they start to fail.
When it is safe. WeatherSpark places Sammamish's snowy period at roughly December 6 to January 28, and ice shuts some of the steeper streets. On those days we do the interior and camera work and return for the roof.
