A chimney inspection in Carnation is $99 plus tax per chimney, one flat fee whatever depth of examination the chimney turns out to need. When the visit leads to a written quote and you approve it, the $99 is subtracted from that job's total. Photos and report stay with you whichever way you decide.

Carnation has the oldest housing of the four towns we cover. Census estimates put about 14.5% of its 768 housing units before 1960, and about 9.4% before 1940, though the bureau warns that small-town counts carry wide margins. The median home dates from 1993, so a single street can hold a prewar house and one built after 2000. Nobody publishes which of those houses have a brick chimney and which have a factory-built fireplace. That is one more reason to look before assuming.
The City of Carnation follows two river gauges. The one on the Snoqualmie River drains 603 square miles above it; the Tolt gauge drains 81.4. The town was built at the meeting point of those two rivers, and in 2024 it earned a Class 6 rating under the federal Community Rating System.
Gauges describe the river, not the base of a chimney. After any season in which water stood near your foundation, an inspection should include the ash pit, the cleanout door and the lowest courses of brick, where silt, rust and softened mortar show first.
Every chimney inspection we do in Carnation includes:
Smoke coming back into the room, or a smell that won't go? Book the inspection first.
Book nowAn inspection answers three questions: is the structure sound, is the flue clear, and are combustibles far enough from the heat. Those are the points NFPA 211 lists for the yearly check, as CSIA, the national sweep-certification body, relays them. On an older chimney we pay particular attention to mortar that has washed out and to flue tiles that have shifted. On a newer factory-built unit, the 2021 Washington residential code wants a listed, labeled unit put together the way its listing says, so we compare each part with the label.
According to WeatherSpark, a given day in Carnation has better than a 36% chance of being wet from early October to mid-May. December brings the heaviest cloud: the same source finds the sky mostly cloudy or overcast roughly 77% of that month.
Winter months west of the Cascades see only four to eight days of clear or partly clear sky, per the Western Regional Climate Center. A chimney therefore stays damp for long runs, and the evidence is easy to photograph: a white mineral bloom on brick, rust streaks under a cap, a dark line where flashing has let go. We record each of those, with its location, in the report.
How often do you burn, what have you smelled or seen, which papers came with the house: we start there. Ten minutes of history saves an hour of guessing.
Firebox and damper by hand and flashlight, then the camera travels up the flue and records every joint.
From the roof or a ladder we photograph the crown, the cap, the flashing line and each face of the stack.
You receive the photos with notes in plain words. If something needs fixing, the written quote lists it line by line, and the $99 is credited once you approve.

City hall in Carnation accepts permit paperwork only via the Online Permit Center; one of the listed applications is for mechanical work. Its pages do not list which fireplace or stove jobs need one, so we confirm with the city before quoting anything structural.
Plan on one to two hours for a single chimney, longer if the roof is steep or the flue is offset.
A $99 on-site inspection, a written quote before any work, and photos of every item we touch.
