Redmond, King County
A gas fireplace service in Redmond is $189 to $425. The tune-up covers cleaning, testing and adjustment of a working unit. A fireplace that will not light, or needs parts, is diagnosed first and the parts are quoted in writing on top of the service. You are told which case yours is before we open the glass.

Gas is the second heating fuel in Redmond and the first in the newer neighborhoods just outside it. Census estimates put utility gas at 38.3% of the city's 33,100 occupied homes, behind electricity at 59.2%. East of the city limits, in the unincorporated Union Hill-Novelty Hill area that includes Redmond Ridge, the gas share reaches 68.2% and the median home dates from 2002. The Census counts heating fuel, not fireplaces, yet those figures show where gas lines already run.
Redmond's housing comes in distinct layers. Per the Census, 23.4% of units date from 1960 to 1979, 33.7% from the 1980s and 1990s, and 40.4% from 2000 or later; the city's 2005 historic survey places the start of the suburban layer in the early 1960s, before which the town was largely rural.
In the oldest layer, gas can arrive as a conversion: a log set or a gas unit placed in an opening designed for a wood fire, venting through a flue sized for something else. Servicing one of those includes checking that the vent liner suits the gas appliance, which is a different question from cleaning the burner.
Every gas fireplace service we do in Redmond includes:
Smoke coming back into the room, or a smell that won't go? Book the inspection first.
Book nowA gas unit gives fewer warnings than a wood fire. Nothing smokes and nothing smells of soot, so a dirty burner, a weak pilot or a clouded glass can go unnoticed for years. Redmond's cool season lasts about 3.6 months in WeatherSpark's model, from mid-November to the first of March; a unit that sat idle since spring is best checked before that first cold evening, not during it.
Redmond's hazard annex notes two recent reminders, Nisqually in 2001 (magnitude 6.8) and a magnitude 4.6 event near Monroe in 2019 that was felt in the city. Washington DNR puts Nisqually's peak shaking at Modified Mercalli intensity VI to VII.
For a gas fireplace, shaking raises three questions in order: is the gas connection still tight, is the vent still joined along its whole length, and does the unit still burn cleanly. Our service tests exactly those points, so a tune-up booked after a felt earthquake doubles as that check.
Make, model and vent type are read from the rating plate. The manual sets the clearances and the log layout.
Glass, firebox, burner ports and pilot hood are cleaned. Dust is the usual cause of poor ignition.
Pilot output and gas pressure are tested against the plate values, and every joint we can reach is leak-checked.
The vent is followed outdoors to where it ends; blockage, corrosion or a missing cap is what we look for.
We run a complete on-off cycle, and you get a note on what was done and what, if anything, needs a part.

Cleaning and adjusting an existing unit is service. New gas work is different. The fixture list of Redmond's mechanical permit application, in its 02/2025 edition, includes three gas lines: Gas Piping, Gas Appliance and Gas Logs Insert. Two fuel gas codes have applied in the city since March 15, 2024, its code flyer confirms, both in their 2021 editions: the International one and the National one, NFPA 54.
The rule is not the same past the city boundary. In unincorporated King County, the county's permit guide leaves gas log inserts out of its residential mechanical permit, but warns that the piping can require a gas permit of its own. We tell you which jurisdiction your address falls in.

$189 to $425 for the service itself. Repairs are separate: a trip, a diagnosis and parts, quoted in writing before anything is replaced.
Yes, once a year, in step with the annual check that NFPA 211 sets for chimneys, fireplaces and vents in general. The unit's own manual may add to that.
Read the agency's wording: the devices named under Stage 1 and Stage 2 are fireplaces and stoves that burn wood, their inserts, and pellet stoves. A gas fireplace is not among the devices those rules list.
Diagnosis is the $99 plus tax visit, and when you approve the repair quote we deduct those $99 from the repair.
