Redmond, King County
Installing a chimney cap in Redmond runs $235 to $850. One standard flue with easy roof access is the lower figure. Several flues under a single cover, a custom size or a steep roof bring the price toward the upper one. We measure the flue on site, so the cap that arrives is the cap that fits.

Wind is the local reason to care about how a cap is fastened. Redmond's hazard annex says the hill-and-valley shape of the city produces several wind tunnels, and it recalls a December 2018 storm with gusts reaching 45 mph that cut power to 150,000 Puget Sound Energy customers. WeatherSpark places the windier half of the year between mid-October and mid-April, blowing mostly out of the south.
Redmond counted roughly 1,500 people in 1961. By 1970 it had 11,020, and the Census still finds 8,224 housing units from the 1960 to 1979 building years. A fireplace of that era may well have been altered since.
That matters for a cap because a flue that received a stainless liner ends in a top plate and a round collar, not in a square clay tile. The cap has to match what is there today. We do not guess from the age of the house or the neighborhood, and no public data would let us: we climb up and look.
Every chimney cap installation we do in Redmond includes:
Smoke coming back into the room, or a smell that won't go? Book the inspection first.
Book nowRain is the other one. An open flue is a vertical pipe pointed at a sky that, by WeatherSpark's count, delivers about 17.6 wet days in a typical Redmond November. Water that enters the top soaks the liner joints and the smoke shelf, and the damper below rusts. A cap also appears on the short list of fireplace precautions the State Fire Marshal published in September 2026.
The 2001 Nisqually earthquake, magnitude 6.8, began about 32 miles down inside the Juan de Fuca plate, Washington DNR reports, and Redmond's annex puts its epicenter around 60 miles from the city.
The upper part of a chimney is its least supported part. In FEMA's words, a masonry chimney attached to a wood-frame house is extremely vulnerable when the ground shakes. When we install a cap we are already at that spot, so we check whether the crown is still bonded and whether the top courses have shifted, and we tell you if they have.
Flue shape, outside dimensions and the state of the crown are recorded on the roof.
A single-flue cap, or one cover spanning the whole crown when two or more flues share a stack. You see the option and its price before we order.
The cap is secured with hardware matched to tile, metal or masonry, tight enough for the winter gusts that run between Redmond's hills.
With the cap on, we confirm the flue still drafts properly and the screen is clear.
Roof photos show you a job you would otherwise never see.

A cap does not make a short chimney legal. Under R1003.9 of the 2021 Washington residential code, which Redmond has enforced since March 15, 2024, 3 feet is the least a chimney may stand above its roof exit, with 2 more feet of margin over whatever part of the building lies inside a 10-foot radius.
If your stack is under that height we say so in the report, since a low termination is a common cause of the downdrafts people hope a cap will cure. Factory-built chimneys add one more rule: their listing governs the installation under the code. On those we fit the termination cap the listing names and nothing improvised.
Redmond is a city of a little over 17 square miles around the northern tip of Lake Sammamish, on the Sammamish River, with homes with a median build year of 1993, close to a quarter of them built in the 1960s and 1970s. We work every part of it — Education Hill, Grass Lawn, Idylwood, North Redmond, Overlake included.

Between $235 and $850. Size, the number of flues it has to cover and the roof itself account for the spread.
Washington's 2021 residential code does, in R1003.9.1, for masonry chimneys: the top must be closed by a sloped cap in stone, metal or concrete, and that cap needs a drip edge plus a caulked break where a flue liner passes through. That text describes the crown; the screened metal cap we install sits above it and keeps rain and animals out of the flue itself.
It stops water coming down the flue. Leaks through a cracked crown, porous brick or failed flashing are separate, and we photograph those while we are on the roof.
When the cap is the only question, the measuring is part of the installation. A full chimney evaluation, if you want one, costs $99 plus tax and is credited against any repair quote you then approve.
