Humidity in the usual sense is not the issue here: WeatherSpark reports that muggy conditions in Redmond stay at about 0% all year. The issue is how long things stay wet. In a western Washington winter, the Western Regional Climate Center finds just four to eight days per month that are clear or only partly cloudy, and it puts January relative humidity in the interior valleys near 87 percent before dawn. Brick that gets rained on in those months has few chances to dry. After any needed masonry repair, we clean the stack and apply a vapor-permeable repellent to the brick and joints.
The valley towns dry out even more slowly. A chimney is the one piece of masonry on most houses with all four sides and the top exposed. Across a wet season of nearly seven months, untreated brick absorbs water on every rainy day and gives it back slowly, and that soaked state is what feeds frost damage, staining and leaks.
The word that matters is breathable. A film-forming sealer or ordinary paint locks in whatever moisture the brick already holds, and frost then does its damage from the inside. A vapor-permeable repellent lines the pores without closing them. Waterproofing also has limits you should hear before you pay for it: it does not fix a cracked crown, open joints or bad flashing, and applied over those faults it only hides them for a while. Moss is a related sign. WSU Extension ties it to surfaces that remain wet for extended periods, which is exactly the condition a repellent is meant to shorten.

A penetrating repellent is designed to dry clear and leave no film, so the brick keeps its color and texture. You notice it in the rain, when water beads on the surface.
Not by itself, and only after the leak's source is found and fixed. Most chimney leaks come from the crown, the flashing or open joints, and a repellent cannot bridge any of those. The inspection sorts out which it is.
We would not. Extension specialists at Oregon State University caution that pressure-washing done wrong damages shingles; a hard jet does the same kind of harm to old mortar. Low-pressure cleaning is part of our visit.
