Of the four towns on our route, Carnation carries the most years in its houses. Census estimates date roughly one home in seven to before 1960 and nearly one in ten to before 1940; the Census Bureau itself cautions that the sample in a town this small is thin. Tolt, as the place was first called, was laid out in 1902, and a dairy farm cleared 350 acres nearby in 1910. A chimney that has stood since those years has been through a century of valley winters, and repairs done along the way were not always done alike.
Carnation's flood information page reports that the city earned a Community Rating System Class 6 in 2024, which brings an automatic 20% discount on flood insurance policies within the city. A town does not chase that rating unless high water is part of local life. The same page describes two kinds of flood: winter ones driven by heavy precipitation, spring ones fed by snowmelt and rain together.
Saturated soil moves, and a masonry chimney is the heaviest single thing a house rests on the ground. When we see a stack pulling away from a wall, or a crack that widens toward the base, we look at drainage and footing before touching a trowel. Repointing a chimney that is still settling only hides the problem for a season.
Every chimney repair we do in Carnation includes:
Smoke coming back into the room, or a smell that won't go? Book the inspection first.
Book nowOld mortar is the usual starting point. FEMA, writing after a California earthquake, ranked old, unreinforced stacks whose mortar has degraded as the ones shaking hurts most, and added that patching cracks is good upkeep but does little against an earthquake. We therefore separate two questions in every quote: what stops the water and the smoke today, and what the stack would need to be structurally sound. Inside the city, permit paperwork goes through Carnation's Online Permit Center; since the city does not publish which fireplace jobs need a permit, we put the question to staff before structural work starts.
The closest weather station with a long record lies upstream in the Snoqualmie Valley. Between 1898 and 2010 its thermometer touched 32°F or below on 64.5 days of an average year, about 14 of them in January. Yearly precipitation there averaged 59.14 inches through 2016.
WeatherSpark's model for Carnation itself shows a December average low of 37°F and says readings under 26°F are rare. So the town does not get deep cold. It gets brick that is soaked for months and then touched by frost again and again, which is how faces pop off and joints open. That pattern, not one hard winter, is behind most of the repairs we quote here.
A cracked brick is a symptom. We trace it back: water from the top, movement at the base, heat from inside, or an earlier patch that trapped moisture.
Every fault gets a separate line and a separate price; you may sign for the whole list or just the urgent items.
Mortar and sealants need time to cure. In the valley's wet months we tent the work or wait for a dry window, and tell you which.
Before-and-after photos go into your file, along with the mortar type used, which matters to whoever works on the chimney next.

Four steps, each one on paper — so you always know what happens next.
Choose a genuine opening on the crew's calendar. Confirmation is immediate.
Liner, crown, cap, flashing and masonry examined in order — each finding photographed.
One document, plain numbers, covering only the work your chimney genuinely needs.
The repair is completed, then handed over with before-and-after photos of every item.
Small, contained fixes (a short run of joints, a damper) begin at $425. Partial rebuilds run higher, up to $3,300 and more when the stack must be taken down below the roofline.
Structural or smoke-path faults should not wait, and the fireplace stays cold until they are fixed. Cosmetic brickwork can be scheduled for dry weather, when mortar cures best.
We bring samples and choose the closest size, color and texture available. On a prewar chimney an exact match is rare, and we say so before starting.
