Carnation, King County
Flashing repair on a Carnation chimney costs $330 to $1,500. Resealing sound metal that has lost its caulk is the low figure. The high one means tearing every old piece off and circling the stack with fresh step and counter metal. Which of the two you need is settled by a water test, not by a guess from the ground.

Where brick rises through shingles there is a gap, and flashing is the folded metal covering it. The gap has to exist, because the stack and the roof frame move separately, and metal laid in overlapping steps keeps rain out of it. Close to nine in ten Carnation housing units are detached houses, per Census figures, and each one with a chimney has this joint somewhere on its roof. It is the joint that most often explains a stain on a bedroom ceiling.
Carnation's flooding page divides the year's high water into two kinds. Winter floods follow heavy precipitation. Spring ones start as snowmelt and grow when rain lands on top of it. The city reads both off its gauges: one 1.3 miles northwest of town on the Snoqualmie River, one on the Tolt.
The storms that raise those gauges are the same ones that find a weak flashing joint. Hours of steady rain, then wind, then more rain: a seam that holds in a passing shower gives way under that. If a ceiling stain first appeared during a week when the rivers were in the news, flashing is the first place we look.
Every chimney flashing repair we do in Carnation includes:
Smoke coming back into the room, or a smell that won't go? Book the inspection first.
Book nowThree things undo flashing. Caulk dries and splits after years of sun and frost. Counter flashing that was only surface-glued to the brick, instead of being let into a mortar joint, peels away. And reroofing crews sometimes reuse old metal or bury it under new shingles. Roof moss adds a fourth: Oregon State University Extension warns that moss holds debris and moisture against a roof, and that zinc sulfate moss treatments should be kept off roofs with copper flashing. If your flashing is copper, tell whoever treats your roof.
Carnation's wind has a calendar. WeatherSpark finds it coming most often from the east between December 8 and February 22, and most often from the west from late April into September. December is the windiest month, though the average hourly speed is a modest 5.3 mph.
Direction matters more than speed for a flashing joint. Rain carried on an east wind loads the east face of the chimney and the step flashing on that side, a side that summer weather never tests. When we run the hose we start with the face that the midwinter wind hits, and we note where snow sits against the stack: the station up the valley averaged 12.7 inches of snowfall a year, January bringing the largest share.
Water is run low on the chimney first, then higher, with someone watching inside. The level at which the drip starts tells us which piece has failed.
Shingles beside the stack are lifted so the step flashing beneath can be seen in full. Rotten sheathing, if any, is shown to you before it is replaced.
Steps are woven with the shingle courses. Counter flashing is set into a groove cut in the mortar and sealed there, so it sheds water without relying on caulk alone.
The same hose test is repeated on the finished work. Dry inside means done.

A reseal is $330. Replacing every piece around a big chimney on a steep roof reaches $1,500. The quote says which applies and why.
Either trade can do it well. What matters is that counter flashing is cut into the masonry, which is brickwork, and that the steps are woven into the shingles, which is roofing. We do both halves.
No. Porous brick, an absent cap or a split crown will stain a ceiling in exactly the same spot. That is why the test comes before the quote.
